Tenant Selection Criteria

• Credit: Preferred minimum credit score of 620.

• Applicants with a lower score may be considered based on the complete application and may be required to pay an additional security deposit.

• Income and Employment: Gross household income should be at least three times the monthly rent—$6,000 per month.  Income and employment must be verifiable.

• Applicants may be asked to provide recent pay statements, an employment offer letter, benefit or retirement statements, bank records, tax documents, or other reasonable verification.

• Rental History: Rental history may be verified and evaluated.

• The review may include payment history, eviction judgments, unpaid landlord balances, material lease violations, and landlord references.

​Background Screening

• Screening may include credit, criminal-history, eviction-related, income, identity, document, and reference verification.

• Criminal-history information will be considered in accordance with applicable law and the circumstances shown in the screening report.

• Required Information

• Applicants must provide:

• Legible government-issued photo identification

• Documentation sufficient to verify income and employment

• Previous rental or landlord contact information when requested

• Additional documentation reasonably required to verify the application

• Application Review

• Multiple applications may be accepted.

• Applications are evaluated in the order in which each complete application and all required documentation are received.

• Incomplete, inaccurate, false, misleading, or unverifiable information may result in rejection.

• Meeting the stated criteria does not guarantee approval.

• Final approval is subject to verification and continued property availability.

​Animals

• Up to two animals may be considered with landlord approval.

• Animals are subject to applicable HOA requirements and landlord insurance restrictions.

• Applicants must disclose each animal’s type, breed or mix, age, approximate weight, vaccination status, current photograph, and known bite or injury history.

• Approved animals require a $300 one-time nonrefundable animal fee plus a $30 monthly animal fee.

• Assistance animals are considered separately in accordance with applicable law and are not subject to animal fees.

​Additional Lease Terms

• Tenant must maintain liability insurance of at least $150,000 throughout the lease term.

• Tenant pays all utilities and is responsible for lawn and landscaping care.

• No smoking is permitted inside the home or garage. Smoking is permitted only on the back patio.

• Maximum of three vehicles unless otherwise approved.

• Tenant must comply with Stone Creek Ranch HOA rules.

• Final tenancy is subject to landlord approval and execution of the lease and applicable addenda.

• All applications will be evaluated consistently and in accordance with applicable fair housing laws.
